530 Jackson Street was a four story unreinforced masonry building in San Francisco's historic Jackson Square District. The building has been extensively renovated, including: full seismic upgrade; new elevator and exit systems; the basement lowered to accommodate a restaurant / bar; disabled access upgrade and a two-story vertical addition. The new use is a restaurant/bar in the basement and ground floor; two stories of office occupancy; and two floors of residential units.
The two story addition is set back from the street so that it is not visible from pedestrians across the street. The new windows in the addition are of the same size and proportion of the existing historic windows.
The design process involved many of the possible complexities of a San Francisco occupancy. The upper floors had previously been illegally converted to office use, and the legal residential use had to be reinstated. The alterations, by virtue of the fact that the building is located in an historic district, were required to be reviewed by the Landmarks Advisory Board. Most of the existing windows, required for residential light and ventilation, were located in property line walls, and alternative methods of light and ventilation had to be devised. Complicating the design process was the fact that the building frontage is only 30 feet, and entrances and exits to and from the three separate functions required different levels of access and security.
